Lower Bury Lane, Epping

This single storey rear extension in Epping was built to the client’s specification, which was to reduce the amount of masonry to the existing rear wall to create as much open clear space as possible.

The Design

The brief was difficult to fulfill as it was necessary to assess the existing masonry piers to ensure they could support both the new extension roof and the existing structure whilst also acting as a key stability wall in the property.

There were further structural design challenges due to trees in close vicinity to the proposed extension foundations. Clay was present in the ground and therefore we had to design the foundations to allow for shrinkage and heave in the ground.

Therefore, the foundations had to be around two metres deep. Digging this deep along with the installation of the basement-style wine cellar meant serious consideration for temporary works.
